Multiple offers. Asking price. No escalation clause. We closed.
This is not one story. It is the same story, repeated across several transactions.
Sellers in a multiple-offer situation are not always choosing the highest number. They are choosing the buyer who gives them the most certainty. Clean terms, strong pre-approval, no contingencies they have to hope away.
The offer that wins is rarely the boldest one. It is the most prepared one.

The behind-the-scenes work is where deals are made or lost. That's where I spend most of my time.
Calling listing agents, working my network, and finding homes before they hit the MLS.
Running due diligence on properties before you spend an afternoon touring one with problems that should have been caught on paper.
And when we do walk through a property, I'm evaluating it twice. Once as your REALTOR®, looking at price, position, and negotiating leverage. Once as an interior designer, looking at what the space can actually become and whether the bones support it.
When it's time to write an offer, I already know what the seller needs and what the property is worth at its potential. We come in with a competitive number without overpaying for someone else's unfinished vision.
That's the standard.
