WOULD I FIX THIS BEFORE SELLING??

Dated wood kitchen cabinets.
Not necessarily.

Wood cabinetry is one of the first things homeowners often assume they need to paint or replace before putting their home on the market.

But before I’d recommend either, I’d look at the room as a whole.

Are the cabinets in good condition? Is the wood tone fighting with the flooring or countertops? Is dated hardware making them feel older than they are? What does the lighting look like? And would changing the cabinets actually change a buyer’s impression of the kitchen enough to justify the cost?

Sometimes, yes.

But sometimes the change can be surprisingly simple. On the right wood cabinet, swapping dated hardware for a clean black k**b or pull can add just enough contrast to make the cabinetry feel more current and intentional in the space. Better lighting, a fresh wall color and thoughtful styling can make a difference, too.

There’s also something worth remembering: not every buyer wants painted cabinets. Painting well-maintained wood cabinetry simply because painted kitchens are popular can trade one buyer’s objection for another.

So, would I fix it?
I’d fix anything that’s damaged or poorly functioning.
But if the cabinets are simply an older style?

I’d look at everything around them before deciding they’re the problem.

Things I’d rather see than a rushed remodel.

Sometimes the recommendation is: Don’t do it.

Don’t paint the cabinets.
Don’t replace the countertops.
Don’t tear out perfectly good flooring just because it isn’t what you would choose today.

When preparing a home to sell, it can be tempting to look at every dated finish as something that needs to be fixed.

But dated doesn’t always mean detrimental.

Sometimes an update will meaningfully change how buyers experience a home. Sometimes a smaller change can accomplish the same thing. And sometimes the cost, time and disruption simply aren’t justified by what the improvement is likely to accomplish.

Knowing the difference matters.

The goal isn’t to make every home feel new before it goes on the market. It’s to recognize what may stand in the way of a buyer seeing its value, and what can simply be left alone.

A good pre-listing plan should tell you what’s worth doing. It should also tell you what isn’t.

The Difference Between Living Well and Listing Well: Home Staging for the Camera

A space can feel beautiful in person and still fall flat in photos. That’s because what works in real life doesn’t always translate on camera.

Here’s what makes the difference:

Clear layout
• From the doorway, the room should make sense immediately. If furniture placement feels unclear, it will read that way in photos too.

A defined focal point
• Every image needs a place for the eye to land. Without it, the space feels scattered.

Contrast and depth
• Light walls, layered textures, and variation in tone help the room read clearly on camera.

Intentional styling
• Surfaces shouldn’t be empty, but they shouldn’t be crowded either. What’s included should feel deliberate.

Before photos, step back and look at the space like a buyer would: quickly and from a distance. If it doesn’t read right away, it won’t translate. This is where design becomes marketing.
