A first look at the model units at The Arbor as the renovation nears completion in College Park, MD.

This 6-story, 134-unit building was originally built in 1965 and has been transformed into updated off-campus housing for University of Maryland students, with redesigned layouts, upgraded appliances and finishes, and improved accessibility throughout.

The building includes brand new amenity spaces such as study lounges, private study pods, and a fitness area with yoga and a sauna. It also introduces exterior improvements including a new roof, enhanced lighting, and a redesigned building entrance, giving the building a new modern look. Zavos Architecture & Design served as the Architect of Record in collaboration with 510 Architects.

The project is wrapping up soon and The Arbor will open in August 2026 in time for the Fall semester.

A ZA+D team member recently had the wonderful opportunity to tour the Navalis flooring manufacturing facility in Dalton, Georgia. This three-day experience, hosted by Navalis and Spartan Surfaces, brought together architects and interior designers from across the Northeast, who were graciously welcomed as guests at the beautiful Barnsley Resort.

Throughout the event, industry professionals connected and collaborated by sharing challenges, lessons learned, and insights on the future of the industry and how best to serve our clients. Navalis also provided a behind-the-scenes look at their operations, offering valuable insight into what truly sets them apart from their competitors.

As a global company, Navalis stands out for its innovation, flexibility, and commitment to sustainability. Following this exceptional experience, ZA+D looks forward to building a strong, lasting partnership with Navalis and incorporating their products into future projects.

ZA+D was delighted to be asked by Housing Frederick to lead a tour of our recently completed project Overlook East, with our partner Conifer Realty. A small group of affordable housing enthusiasts and advocates from Frederick City and County, gathered to discuss the challenges developers face in creating these projects, making all the numbers work, closing the financial gap and ultimately delivering beautiful, clean and safe housing for local residents. ZA+D walked the participants around 2 of the three buildings at Overlook, and talked about project’s evolution, design challenges and solutions.

Following last week’s focus on new construction, we’re highlighting another critical piece of affordable housing: preservation. For over 20 years, ZA+D has been dedicated to preserving and strengthening affordable multifamily housing across the communities we serve. Preservation allows existing homes to keep supporting the residents who rely on them. Our work focuses on improving these properties, so they remain safe, dependable, and accessible for years to come. Here are some of the preservation projects that we have completed over the years.

It also allows us to integrate energy efficient systems and durable building materials that meet today’s performance standards. Not every great idea gets built. Some remain concepts, explored through sketches, renderings, and conversations that push design further.

This collection highlights our unbuilt work and the ideas that helped shape our thinking along the way. While these visions never made it to construction, they continue to influence how we approach what comes next.

We’re excited to share that our Principal Bruce Zavos has been appointed to the City of Frederick’s Housing Solutions Task Force. The task force brings together City staff, community partners, and housing professionals to identify strategies that expand housing options, improve affordability, and support the development and preservation of housing throughout Frederick, Maryland.

Bruce contributes architectural expertise to the group, along with more than forty years of advocacy for affordable housing. His previous involvement includes work with the Affordable Housing Council, participation on the County Executive’s transition team, and engagement with organizations such as PVAIA and the Frederick Chamber. His work and perspective have also been featured by the Frederick News‑Post, reflecting a long‑standing commitment to community‑focused housing solutions and collaboration with many nonprofit organizations throughout the Frederick area.

We’re proud to support his leadership and continued commitment to making a positive local impact.

The Housing Solutions Taskforce brings together City staff, community partners, and housing experts to identify strategies that expand housing options and address housing needs in Frederick.
