You do not have to be the person hauling a bin of pumpkins out of the garage this year.

Every fall someone tells us they did not know porch styling was a thing you could hire out. So here it is.

We show up with all of it. Heirloom pumpkins in muted greens and creams, grasses and cabbage in the planters, a wreath for the door, a layered mat, a lantern that comes on at dusk. We design it to your house, your brick, your door color, the way the light lands on your steps around four o’clock. No two porches we do look alike.

Then we set it. And when the season is over, we come back and take it down.

You do not shop. You do not haul. You do not store one single thing until spring. You just pull into your driveway and feel glad about your own front door.

Packages start at $325. Installs run September 8 through October 20, and we book by the 15th to hold your spot before October fills up.

People ask what actually happens when I stage a vacant home. Here’s the whole thing, start to finish.

1. We talk goals. Which rooms, what budget, your list price, and what has to happen for this house to sell.
2. I walk every room. Measuring, reading the light, planning for the home you actually have.
3. I pull the pieces. Hand-picked from my own inventory to flatter your home’s best features.
4. You get the plan. A clear proposal with the vision, the pieces, and the investment. No surprises.
5. We lock the date. Movers booked, stage day set, timed to your listing.
6. We load the truck. My team layers every space until it reads buyer-ready and unforgettable.
7. It sells. Buyers picture their life inside it, the house sells fast, often over asking. Then the Send-Off: I clear every piece like I was never there.

That last ten percent, the layering most stages skip, is the whole point of mine.

Kinda chic to... stage an empty house so well the buyers forget it isn’t theirs yet. 🤍
Most vacant staging is a box-check. A gray sofa, a bowl of fake lemons, and a room that photographs as “nobody lives here.” Mine is built the opposite way, layer by layer, right down to the details nobody’s paying me extra for.

That last 10 percent is the whole point. It’s what makes a buyer catch feelings in a kitchen that isn’t even theirs yet, and attachment is what shortens days on market and lifts offers above the comps.

Depth sells. Even in the middle of the market. Especially there.
