This is what a strong chapter looks like.

Westside Business Partners welcomed two new members this morning — Dr. Christian Marshall of Stamina Chiropractic & Performance and Luke Ramirez of Gleam Clean, LLC. Glad to have you both at the table.

Rhea Claire walked us through the world of property management, and I always leave those talks a little smarter than I came in.

And the number that has us all fired up: we're on track to cross $3 million in business passed by the end of the quarter. That's not a logo on a wall. That's real revenue moving through real local businesses because people showed up for each other.

Before you sign with a property management company, Rhea-Claire Richard says there are two things you absolutely need to look at. 👀
First: Read the actual agreement — not just the website.
A lot of companies advertise a flat monthly rate, but when you dig into the contract, there are fees for every individual service stacked on top of that. And some of those contracts are nearly impossible to get out of. Rhea-Claire has seen agreements where if you terminate early, you owe the remaining management fees for the rest of the year — or face a buyout clause just to walk away.
Second: Find out who actually answers the phone.
When you call as an owner with a question — who picks up? When a tenant has a leaking pipe at 10pm — who's on the other end? At Key Renter Katy, the answer is Rhea-Claire or David. The two owners. Local, reachable, and ready. They also have vendors on 24/7 call for property emergencies so nothing falls through the cracks.
Knowing these two things before you hire could save you thousands of dollars and a whole lot of stress.

1. Tenant Guarantee — A 21-point screening process for every applicant, and if there's ever an eviction, Key Renter covers up to $1,500. (For context: their national eviction rate is 0.02%.)
2. Maintenance Guarantee — If a repair isn't done right the first time and they have to go back out, Key Renter covers it. They stand behind their vendors.
3. Leasing Guarantee — If your property isn't rented within 30 days, they cover your first month's management fee. They want a great tenant in your property fast.
4. Service Guarantee — No long contracts, no termination fees, no buyout clauses. Give 30 days notice and you're done. Because they believe in earning your business every day.
