~ THE VELVET OTTO ~ EXTERIOR

One of the biggest reasons we bought this fixer was the large outdoor space with tons of potential! We used a mix of materials to create a grounded, elevated space that blends seamlessly into the mountain setting while still delivering a luxury resort-style experience for our guests.

Not your typical McGaheysville getaway.

We approached The Velvet Otto with one goal: create something the market hasn’t seen. A layered blend of Napa-inspired warmth, Italian influence, and the mountain charm of McGaheysville — all wrapped into one immersive experience.

Every detail was intentionally designed to stand out for the right reasons: elevated finishes, moody textures, experiential amenities, and spaces that make guests feel like they’ve escaped somewhere beyond Virginia.

We recognized an 8 bdrm count gap in the market. Transformed this 4,000 sq ft property from 6 / 4 into 8 / 5 by curating every piece with luxury and ROI in mind. This project has been a labor of love.

Big thank you to  for helping us bring this luxury retreat to life without breaking the budget, and to Tinoco Remodeling for helping execute the transformation.
