US housing starts surge to 9-year high in October

U.S. housing starts surged to a more than nine-year high in October as builders ramped up construction of both single and multifamily homes, offering hope that housing will contribute to economic growth in the fourth quarter.

Groundbreaking jumped 25.5 percent to a seasonally adjusted annual pace of 1.32 million units, the highest level since August 2007, the Commerce Department said on Thursday. The percent increase was the biggest since July 1982. Starts increased in all four regions last month.

NAHB Commends Sen. Wyden's New Middle-Income Housing Tax Credit

NAHB today commended Sen. Ron Wyden (D-Ore.) for introducing the Middle-Income Housing Tax Credit Act of 2016. The legislation builds on the successful Low-Income Housing Tax Credit by creating a new tax credit to spur the development of rental homes affordable to Americans with moderate incomes.

The new Middle-Income Housing Tax Credit (MIHTC) would allocate funds to states based on population. State housing authorities would then follow a competitive process to allocate the tax credits to developers for new construction or rehabilitation projects.

“Sen. Wyden’s plan would help spur the production of much-needed affordable rental housing for working American families,” said NAHB Chairman Ed Brady. “The new MIHTC would serve as a great complement to the Low-Income Housing Tax Credit, which represents the best of public-private partnerships and is the most successful tool for financing affordable housing.”

Why housing numbers are not as horrible as they look

September housing starts came in 9 percent below August and 12 percent below September 2015, according to the U.S. Census, but those big drops belie a huge improvement for the market, at least in this monthly read.

Those numbers are totals, based on both single-family homes, which are desperately needed, and multifamily apartments, which have seen a construction boom over the last three years.

The drop in housing starts was driven entirely by a big swing lower in multifamily construction. That may be a one-month phenomenon, because numbers on multifamily can be swayed dramatically by just a few large-scale apartment developments.

"Bottom line, the bizarre plunge in multifamily starts is inexplicable but the rise in permits says it was an outlier," said Peter Boockvar, chief market analyst with the Lindsey Group.

Homebuyers better act fast and don't dicker, expert warns

The summer has been a hot one for real estate, and the trend toward a strong seller's market was underscored Thursday as the National Association of Realtors released its latest existing-home sales figures. Sales were down 0.9% in August, but not for lack of buyer enthusiasm. Instead, it's because inventory is drastically low. With fewer sellers out there, price pressure is on the rise. The median sales price was up 5.1% from last year. Steve Udelson, president of Owners.com, a top 10 national real estate brokerage, gives his take on the home front.

Q: What kind of home inventory are we seeing going into fall?

A: We anticipate that consumer demand for homes will remain strong and we will see continued limitations on both existing inventory, starter homes and new construction. Low inventory is a major driver of price inflation, so we can anticipate that median home sales prices will also continue to be on the higher end.

US home price gains slowed to 5.0% in July: S&P/Case-Shiller

U.S. home price gains slowed slightly in July from the previous month, with the tentative forecast of a federal interest rate hike in December confirming continued expansion in the housing sector.

The S&P CoreLogic Case-Shiller 20-City Composite index rose 5.0 percent year-over-year, versus expectations for an increase of 5.1 percent.

"Both the housing sector and the economy continue to expand with home prices continuing to rise at about a 5 percent annual rate," David M. Blitzer, managing director and chairman of the Index Committee at S&P Dow Jones Indices, said in a statement.

Look for house price bumps in these metros

If you've been holding out for your home's value to recoup the losses from the real estate bust, your wait might soon be over.

The recent rise in American incomes means households have more money to put toward buying a home, and households in some metro areas are seeing bigger increases than others.

Mortgage applications jump 4.2% on strong buyer demand

Homebuyers jumped back into the market after Labor Day, filing applications for mortgages at a far faster pace than in previous weeks.

Total mortgage application volume rose 4.2 percent on a seasonally adjusted basis last week, according to the Mortgage Bankers Association. The results were adjusted to account for the Labor Day holiday.

Unlike during much of the summer, application volume last week was fueled more by buyers than refinancers. Mortgage applications to purchase a home jumped 9 percent from the previous week. Purchase volume is down nearly 19 percent in the past four weeks, but August is not usually a strong month for homebuying. The jump last week may signal a stronger fall market ahead. Purchase volume is still just 8 percent higher than the same week a year ago, down from double digit annual increases early this year.

Kitchen Island Styles to Fit Any Use

Regardless of the size of your kitchen remodel, adding an island to your design is one of the best things you can do to make your home more livable. There are many ways to fit an island into your kitchen. Here are some types of kitchen islands to consider:

1) Go traditional.
If you have a small kitchen, you may not think you have room for a separate island. But even spatially limited kitchens have space for an island. Choose an appropriately sized island that blends well with the rest of the room.

The blend-in strategy works best for small kitchens, so choose colors and materials that are similar to what you already have. Whether you blend a butcher-block kitchen island into a wood-grain kitchen or select a small, black granite island to complement your black and white kitchen, you will end up with a stunning result.

2) Add more storage.
Many older kitchens suffer from two distinct, but interrelated, problems: a lack of room and a lack of storage space. You can solve both problems by converting an old table into a stunning kitchen island. Just add some storage shelves underneath one side of the table and some barstools to the other side.

You can top off your new kitchen island with a stunning butcher block or sturdy granite top. This idea works well in all kinds of kitchens - just choose a smaller table for a tiny kitchen and a larger one for a roomier space.

3) Build in versatility.
One of the smartest things you can do is make your kitchen island versatile enough to serve a variety of different uses. Position your island to help with meal prep, provide additional storage space and even offer a place for your children to do their homework.

You can please everyone by using various bench heights in your new kitchen island. Higher barstools will allow your kids to do their homework, while low-slung benches will help you to prepare meals or enjoy a romantic dinner with your significant other.

4) Create a private area.
Whether you want to give the kids a private space to do their homework or create a cozy cooking nook for yourself, you can use your kitchen island to create a sense of privacy and block off a new space.

You can use your kitchen island to create a sense of openness. But sometimes it can do the opposite. If your kitchen is already fairly open, walling off a corner is a great way to restore a sense of privacy.

5) Use it for cooking.
Kitchen islands also provide extra room for prep work. Be sure to choose an island that can withstand sharp objects and hot pots and pans. A butcher-block counter, for example, is great for cutting up meats and baking prep work.

New Home Sales Climb to Highest Level Since October 2007

Sales of newly built, single-family homes rose 12.4 percent in July from a downwardly revised June reading to a seasonally adjusted annual rate of 654,000 units, according to newly released data by the U.S. Department of Housing and Urban Development and the U.S. Census Bureau. This is the highest reading in almost nine years.

“This rise in new home sales is consistent with our builders’ reports that market conditions have been improving,” said NAHB Chairman Ed Brady, a home builder and developer from Bloomington, Ill. “As existing home inventory remains flat, we should see more consumers turning to new construction.”
