Functional Floors Flooring company specializing in hardwood sanding & refinishing and hardwood / vinyl installation

Functional Floors and Finishing was started in 2004 as a “Jack of all trades” flooring company. As we grew we soon found the importance and advantages of specializing. We focused on our strengths, interest and talent among our workforce in order to narrow our flooring services. This specialization has allowed us to provide our customers the absolute highest quality and expertise in hardwood floor refinishing, hardwood floor installation, vinyl floor installation as well as exceptional customer service. We feel it is very important to put a lot of our efforts toward earning the trust, long term loyalty, and referrals from our customers.

One of the questions we hear most: how much does hardwood floor refinishing cost? Truth is, it depends. Room size, the condition of the existing floor, the type of wood, and the finish you choose all play a part. A floor that just needs a light touch up is a different job than one with deep scratches or old finish buildup. The best way to know what your floor needs is to have someone take a look in person. We get a lot of questions about pulling up old carpet and putting in new flooring. It is one of the most satisfying transformations out there, especially when that carpet has been down for decades. Once it is removed, the subfloor gets checked over before anything new goes in, since that step makes a big difference in how the finished floor looks and performs. If you are prepping a home to sell or just ready for a change, this is a common project for us. More on our site. 🏠

Just wrapped up a luxury refinishing job in Redford using an oil finish. Sanding and refinishing a floor brings back the natural character of the wood and gives it a fresh, rich look that is hard to beat. Oil finishes in particular bring out depth and warmth in the grain. Always a good feeling seeing a floor come back to life. More on our site. ✨

Things they don’t teach you in flooring 101: Rooftop monster aerodynamics. 🧛‍♂️💨

Pool guy said 4 water bags would hold down our 20-foot Amazon vampire. The wind said 8. Looking at the forecast, 10 was probably the right answer.

Kuddos to us for surviving the ladder climb and the giant nylon cape wrestling match.

Come for the 20-ft vampire, stay for the floors! 📍 Middlebelt Rd in Livonia.

Halloween is coming, and that means a lot of feet at your front door. 🎃

If you are handing out candy, put a mat down at the entry and sweep up the grit now and then. Small stones and dirt from the driveway are what scratch a hardwood floor, and a busy night can carry plenty in. A quick sweep at the end of the night keeps the floor looking good. More on our site.

Wet boots season is here. 🍂

Leaves, rain and mud all ride in on shoes, and grit is what scratches a floor, more than the water. A good doormat outside and another inside catches most of it before it ever touches the wood. Take shoes off at the door and your finish will look better for longer. It is the cheapest floor protection there is. More on our site.
