It might be the "boot"?
So recently I had 2 repeat customers call me for service work.
Both had leaks around the roof and had a general idea of where they thought the leaks were coming from.

A roof (if shingled) will typically last 15-30 years depending on the quality of the shingles used. One thing that can go wrong in the time it takes for the shingle life to expire, is the boot can also do the same.

The "boot" is a rubber ring, which over time can dry out and crack causing leaks as water will follow the vent pipe down into the home.

There are typically 2-3 vent pipes in a living space. One will be a vent stack, so your plumbing system can breath and flow properly. They can also be for bathroom exhaust fans or Radon systems(but most of the time Radon will be on the outside wall of the home).

At Dragonfly we have a couple different ways to check for this problem. We can set up a ladder and walk the roof or (on less windy days) we can use a drone to visually inspect the roof.

To be clear P.D. is not a roofing contractor and we do not replace roofs, but if you have a problem and need someone you can trust to help evaluate what's going on and what you really need to fix the problem, we can help.

If you do need a new roof, we can recommend some quality roofers for the job.

So keep in mind the next time you see water spots on your ceilings , "it might be the boot". This can be an easy fix if caught early.

This customer needed there washroom to be more functional with a touch of color.

We added 1/2" plywood cabinets, that can take a lot of weight.
We built custom wood counter tops and shelves. We added a hanging rod and some simple shelving off to the right to make the most use of every inch.

If you're thinking of buying a home, you may want to consider changing what you have, to meet your needs. Some times it just takes a creative eye and some skills to help you get what you need.

What the secret to a good project?
Great organization and design on the front end!

You can be confident in the construction, when you've been thorough in the design.

Wrapping up another one.
After jacking the wall up to support the buildings weight, we replaced the rotted bottom plate.

We added flashing along the the back wall (that was replaced) and above the windows.
Then it was time for new siding.

Paint prep was a lot of bondo in the cracks and nooks.

If wood is under a lot of stress it will become porous and those areas are perfect for trapping water and rotting. So it is important to catch the problem and take the proper time to add filler so the water keeps running down the side of the building vs. collecting , and penetrating into the wood and walls.

Prep matters.

After sanding , we finished with oil primer and 2 coats of paint.

Need a handrail?

We can help with that.
At P.D. we visit the site to find out what your needs are.

We take measurements and create a plan. Once we have your approval, we build on site to make sure we get the fitment just right.

We tack wield the project together and head back to the shop for final welding and blending. This makes our work smooth to touch.

We have a relationship with a local reliable powder coat company. This baked on hard finish means no painting or maintenance work for you the customer.

We handle the install and your set!

For business or home owner use, we can help.
