🎯 NC Real Estate 101: Due Diligence Period, Fee & Earnest Money Explained 🏡

When buying a home in North Carolina, there are three key parts of your offer that show sellers you’re serious — and protect your interests as a buyer:

📆 Due Diligence Period
This is your “investigation window.” You can do inspections, get an appraisal, finalize financing, and decide if the home is right for you. It’s usually 2–4 weeks and negotiated in the offer. You can walk away for any reason during this time.

💵 Due Diligence Fee
This is a non-refundable payment made directly to the seller at contract signing. Think of it as a fee to take the home off the market while you do your homework. If you close, it goes toward your purchase price.

💰 Earnest Money Deposit
This is a refundable deposit held in escrow (usually by the closing attorney). It protects the seller if you cancel after the due diligence period ends. If you close, it’s also applied to your final costs.

⚠️ Together, these two payments (due diligence fee + earnest money) show you’re serious — but also give you the flexibility to walk away if something’s not right.
