If you have been told you need a new chimney liner, you have options, and they are not all the same. Stainless steel is the most versatile pick. It works with wood, gas, and oil, handles Central Texas thermal cycling without cracking, and comes with warranties that run 15 to 25 years or more. Aluminum is cheaper but only works for gas appliances. Cast-in-place lining is pricier but actually reinforces the chimney structure itself, which is useful if the masonry is also deteriorating. The right choice depends on your appliance, your chimney's condition, and your budget. Our new guide walks through all four material options side by side.

People assume chimneys take their worst beating during winter. In Central Texas, the bigger threat is summer. Ambient temperatures push past 100 degrees, the masonry and liner absorb and re-radiate that heat all day, and then everything contracts when it cools off at night. Multiply that by hundreds of cycles a summer, year after year, and clay tile liners develop hairline cracks that compound over time. The south- and west-facing sides of chimneys get hit hardest because they soak up the most direct sun. It is not uncommon for one side of a chimney to be structurally fine while the other is failing. Our new guide explains why Texas heat is so hard on chimney liners.

Here is a free check you can do this week. Look at the bottom of your firebox or chimney cleanout. Are there pieces of terra cotta or clay tile sitting in there? That is the most definitive visible sign that your clay liner is cracking and breaking apart from the inside. A few other tells: white chalky staining on the exterior masonry (called efflorescence), smoke backing up into the room when it never did before, or the chimney has never been lined at all because the home was built before the 1940s. Any one of those is reason to schedule an inspection before the next burn season. Our new guide walks through every warning sign.

It’s probably not your roof.

The real culprit could be:
• Cracked chimney crown
• Worn or damaged flashing
• Missing or damaged chimney cap
• Deteriorating mortar joints
• Water soaking through porous brick

Ignoring a small leak today can lead to expensive masonry repairs tomorrow.

If you’ve noticed water around your fireplace after a rain, don’t guess. Let us inspect it and find the source before it gets worse.

Most homeowners do not think about their chimney liner until someone tells them it needs to be replaced. Here is what it is actually doing while you are not paying attention. The liner contains combustion gases (including carbon monoxide) and channels them up and out of your home. It protects the masonry from the acidic, corrosive byproducts of every fire you have ever burned. And it maintains the draft that pulls smoke out instead of into your living room. When the liner cracks or collapses, those three jobs stop happening. Carbon monoxide is colorless and odorless, so you do not get a warning. Our new guide walks through how to spot liner failure early.
