Our proposed design for combining and renovating two Upper West Side apartments. Combining the 2BR and 1BR apartments can create as many as five bedrooms by eliminating one kitchen and using the overall space more efficiently. Another way to combine New York apartments is to connect your unit with the apartment above or below, creating a duplex (this may not be ideal for properties with high ceilings, due to the number of stairs needed).
With large spaces increasingly scarce in many New York neighborhoods, combining two apartments can be an excellent solution. The approvals process is relatively smooth, as the Department of Buildings (DOB) has eased some restrictions that once made it quite complicated.
