Amigos, colegas e inversionistas:

Quiero compartir con ustedes una visión que hemos venido estructurando con mucha seriedad, disciplina y propósito: MLBDRREIT, un vehículo de inversión inmobiliaria diseñado para apoyar la adquisición estratégica de terrenos y el desarrollo del proyecto **MLBSETGRM – Special Sports Development District en la República Dominicana.

La estructura está concebida para organizar el capital de forma segura y transparente, utilizando un **Irrevocable Trust en los Estados Unidos** como mecanismo de protección patrimonial, control de fondos y titularidad ordenada de los activos.
La intención es que los recursos aportados por inversionistas de capital y crédito sean utilizados exclusivamente para la adquisición de terrenos y la consolidación de la base inmobiliaria del proyecto.
El propósito de MLBDRREIT es claro: **asegurar tierra, proteger inversionistas y construir legado.

El modelo contempla una estructura legal y corporativa donde los fondos se depositan en cuentas controladas por el trust, mientras la propiedad de los terrenos queda organizada a través de entidades de tenencia de activos.

Esto permite mayor protección, claridad de responsabilidades, separación legal entre participantes y una plataforma preparada para futuras fases de desarrollo, asociaciones estratégicas, conversión a REIT, financiamiento institucional o expansión internacional y desarrollo inmobiliario personal.
La visión final es desarrollar en los proyectos un distrito de impacto regional que integre:

Comunidades sostenibles y eficientes, ecoturismo deportivo, smart city, resort, golf, marina, hoteles, estadios, universidades, entretenimiento, desarrollo inmobiliario sostenible.

Este no es solamente un proyecto de bienes raíces. Es una propuesta de desarrollo económico, turismo deportivo, innovación urbana, educación, tecnología y creación de valor generacional para la República Dominicana y para los inversionistas que entiendan el poder de entrar temprano en una visión territorial bien estructurada.

Estamos invitando a amigos, aliados, inversionistas de capital, inversionistas de crédito, instituciones, fondos y socios estratégicos a conocer esta estructura y explorar cómo pueden participar en las próximas etapas del proyecto.

CYCOMLAB – HOMES FOR THE DOMINICAN REPUBLIC
Executive Phase Overview

CycomLab (Cyber Community Laboratory) is an integrated planning, design, and applied research platform advancing the development of Sustainable and Efficient Communities (SEC) in the Dominican Republic. The initiative “Homes for the Dominican Republic” responds to long-standing housing deficits, rural poverty, and territorial inequality through a scalable, data-driven national development model.

The program proposes the phased creation of 126 Sustainable Efficient Communities and the delivery of 650,000 affordable homes, integrating housing with infrastructure, energy systems, agriculture, technology, and public services. Communities are conceived as productive ecosystems, not isolated settlements—linking urban cores with rural, industrial, and environmental zones to ensure long-term social and economic resilience.

CycomLab’s methodology is grounded in GIS-based territorial planning, community technology centers, and participatory governance frameworks developed and piloted between 1995 and 2016, with national expansion envisioned through successive implementation phases. Each phase builds measurable capacity in land management, employment generation, environmental stewardship, and institutional coordination.

The planning model aligns urban–rural life systems, connecting green industry, agriculture, public services, and metropolitan networks while preserving biodiversity and reducing environmental impact. Infrastructure, mobility, and energy efficiency are embedded from the outset, supporting renewable systems and climate-resilient development.

Fully aligned with the UN 2030 Sustainable Development Goals and international green building principles, the Homes for the Dominican Republic program positions housing as a strategic social and economic asset—capable of transforming vulnerable territories into self-sustaining, connected, and inclusive communities.

CycomLab provides the planning intelligence, technical frameworks, and implementation strategy required to scale this vision nationally—phase by phase, community by community.
