The Pulse reimagines the 10-story downtown Holiday Inn, converting former hotel rooms into 204 modern, efficient studio apartments with full kitchenettes, stylish finishes and walkable convenience. Previous hotel common areas were transformed into resident amenities including a game room, fitness center, co-working spaces & business center, indoor pickleball court, on-site laundry, resort-style pool, dog park, and pet spa. Additionally, the ground level offers two retail spaces, bringing more opportunity to Main Street and reconnecting the building to Downtown OKC.

We’re honored to be the design partner helping Faith Church build their final home in northwest Oklahoma City. A ground-up new build at NW 164th & Portland, designed to serve a growing community of families for many years to come. Faith Church will have a dedicated worship wing alongside a children’s wing built for the next generation. More to come as this one moves toward construction.

ULI hosted an Open House of two of our recent multi-family projects - The Pulse and The Lindy In total, these two projects add 403 residential units to the downtown area!

, a former downtown Holiday Inn, is now home to 204 studio apartments. It features amenities such as a business center, mail room, pet grooming area, indoor bike storage, fitness center, indoor pickleball courts, clubhouse, and a swimming pool.

, located in Wheeler district, adds 199 apartment units among two buildings. It features amenities such as a lobby, mail room, dog wash station, indoor bike storage, fitness center, club room, swimming pool, patio and a breezeway. More to come on both of these projects.

Get to Know Gardner | Alyssa Holcomb

Background +
I was only in 6th grade when my dad showed me some floor plans he hand-drafted and the minute I saw them, I said “I want to do that!” After studying architecture and interior design, it really is just a complicated jigsaw puzzle with a million different outcomes, and I love that and creating meaningful spaces for people to experience.

Currently Working On +
I just finished up an interior renovation for a middle school and am currently working on offices at the Jim Thorpe Building for the State of Oklahoma as well as a couple of retail concepts and other office projects.

Favorite Gardner Project +
All of them—that’s why I wanted to work here! But Barrios is probably at the top of the list!

What Makes Gardner Unique +
It’s a great group of people who get along well, have fun, and love solving problems to create highly-designed spaces. I love that we get into the weeds to figure out details and truly understand how something can be built, not just designed.

Outside of the Office+
I have many hobbies, but my favorite is exploring! Whether it’s my city, a National Park, or another country, I love to explore it all, photograph it, and find the best places to eat along the way! My adventures in life are shared with my partner and our dog, Ayla, and cat, Downspout!

Caramel Latte or Iced Matcha Latte (I’m an equal opportunist for coffee and tea)

We’ve officially leveled up—literally. Same building, new floor.

What started as an attic became an opportunity: to design a space that reflects how we work now and how we want to grow. A stitched-together mezzanine, an old corridor, and a vacant tenant space became the foundation for a more compact, intentional studio—tailored to collaboration, focus, and flexibility.

It’s less sprawl, more clarity.
 A studio shaped by constraint, rooted in connection.
