6 AM Hampton. Tide's already coming in. Crew's pouring coffee out of a thermos and laughing about something I missed.

The truck's loaded with cedar posts, galvanized hardware, and a marine-grade sealer that costs three times what we'd use inland.

That's not a problem. That's the renovation.

Every major project has a "demolition trough" β€” the stretch where everything is open, ugly, and inconvenient. It scares first-time renovators. It doesn't scare us.

Pulled up to this Colonial Tuesday morning. The owner has been here 23 years. Her exact words: "Please don't ruin it."

I get this every time we touch a New England Colonial. There's a reason these houses are still standing β€” and it's not because the original builders cut corners.

Our job here is to fix what's failed, preserve what hasn't, and leave it looking like we never came. That's harder than building from scratch. It's also the work I love most.

1. You can see daylight or feel a breeze near outlets on exterior walls. The wrap is shot.

2. Paint won't hold for more than 2-3 years. The wood underneath is failing, not the paint.

3. Soft spots when you press a screwdriver against the boards. Rot has started.

"Just add more insulation."

That advice has cost New England homeowners a lot of money.

If your attic has 30-year-old fiberglass batts that have compressed, sagged, and pulled away from the chimney β€” adding more on top does almost nothing. The air leaks are the problem, not the R-value.

We crawl into spaces like this, find the actual gaps, seal them, THEN insulate. That's the order. Skip the first part and you're heating the neighborhood.

Save this one. It'll matter in November.

That's the only review that matters for a coastal deck.

Hot-dip galvanized hardware. Marine-grade fasteners. Framing rated for wind uplift. None of it is visible after we leave β€” and all of it is the reason this build is still here.

If you're on the coast and someone's quoting you the same hardware they'd use 30 miles inland, get a second opinion.

Ten minutes of warmup, a quick walk of the site, and Adam's already swinging the bucket. No traffic noise out here yet β€” just the hum of the diesel and birds we couldn't name if we tried.

This is the part of the day nobody posts about. It's also the part that makes everything else possible.
