Your architect can only help you find the right option when they know your real numbers. Before your first design meeting, ask yourself:

✔ Do I know the real budget I'm comfortable with?
✔ Do I want to design to a set budget, or see my full wish list first?
✔ Do I know which items on my "dreams" list matter most?
✔ Am I ready to share the full picture with my architect?
✔ Have I set aside enough contingency money for surprises during construction?

Comparing architect proposals and not sure what actually separates a good one from a great one? Before you sign anything, ask every firm these five questions:

✔ What's included in the fee, and what's billed separately?
✔ Will you stay involved through construction, or does your role end at the drawings?
✔ How do you handle changes to the scope, and how are those priced?
✔ How will you communicate with me throughout the project?
✔ Can you walk me through a past project similar to mine?

The answers will tell you more than any number at the bottom of the page.

There's a difference between wanting to start building and being ready to build.

It's tempting to skip straight to construction. But without drawings, a contractor can't give you an accurate price. Any number you hear is a guess.

Designing on paper first lets you mentally live in your home before a shovel touches the ground. You can walk through the kitchen, stand at the bedroom window, and catch what doesn't work long before it's framed, poured, or installed.

Your home should work for the family you'll be in 10 or 20 years from now, not just today.

On the Around the Home segment, Dawn Zuber explained that some of the most important design conversations happen before a single line is drawn. Ask yourself:

✔ How long do you plan to live in this home?
✔ Will your kids want more separation as teenagers?
✔ Should your primary suite be on the second floor if you plan to stay for good?
✔ Do you entertain at a table or buffet style?
✔ Is there anything unusual to plan for? (As Dawn and Lucy Ann joked, even a Komodo dragon.)

These answers shape the layout, flex spaces, and flow of your home. A good architect asks these questions early, so you're not stuck with a design that stops fitting your life.

What's wrong with this picture?

Nothing, exactly. It's a spec home, built on speculation about what an "average" buyer might want. Four or five bedrooms. A formal living room nobody sits in. A formal dining room and an eating nook, just in case.

The trouble is, there's no such thing as an average family anymore. Empty nesters, single parents, blended families, multi-generational households, and couples who don't need four bedrooms all live differently.
