The pre-listing repair list is where things tend to stall.
There’s always more that could be done than needs to be done, so the trick is knowing which few change how the house shows.

Here are 4 that earn their place:
1. Water stains. Buyers treat any evidence of past water as an open question. Fresh paint, or new drywall, closes it.
2. Caulking and grout. Crisp lines around tubs and tile signal a home that’s been cared for. A grout pen from the hardware store costs a few dollars.
3. HVAC services. Cheapest, highest impact item on the list. Fresh filters and current service records signal a maintained home.
4. Touch-up paint. Hallways, living room, baseboards. Biggest visual shift for the smallest spend.
