Last month, we reported some encouraging signs from the Greater Phoenix housing market. Pending listings, homes under contract, and the contract ratio had all moved back above where they stood a year earlier. Unfortunately, that momentum didn’t hold.

Interestingly, you wouldn’t necessarily see that weakness by looking at September’s closed sales alone. Closings actually improved from August, and prices remained relatively stable. But closed sales tell us where the market has been. Pending and under-contract activity give us a better idea of where it may be going.

Right now, those forward-looking indicators suggest a softer October and November, with more choices and potentially more negotiating power for buyers.

That doesn’t mean every neighborhood, or every price point, is behaving the same way. Real estate remains incredibly local, and strategy matters even more when the broader market is shifting.
