💫We’ve got one month to work some magic!

🎅🏼Every December, Angels Anonymous hosts its annual Miracle on Weaver Street event that brings joy and smiles to hundreds of local children and their families.

🧸BUT…they can’t do it without the help from our community! They work so hard to fill every child’s wish list and you can help directly by donating a toy or two.

🎁We are collecting unwrapped toys for boys and girls (ages 0-12) at Rosewood Realty now through Dec 5.

🚙And if you can’t pop by there, let me know and I’m happy to come collect the donation directly from you!

✨One of my favorite parts of what I do is helping homeowners see their spaces through a buyer’s eyes—without losing what they already love about their home.

Heyyyyyy….real estate agents! 👇🏻

One of the best items you can have as part of an emergency home staging kit is a white quilt or duvet.

Instant bed refresh: You can use it on a bed to cover up a quilt or comforter that might be mismatched orrrrr not be the most photogenic. 🫣

Neutral layering piece: You can fold it in thirds and place at the end of the bed for a little extra visual texture and interest. 🛏️ (like this photo)

Couch saver: Drape it neatly over a tired sofa to brighten and freshen up a living room instantly.🛋️

👉🏻It doesn’t need to be big and bold to make a difference.

🏡Here’s the story. These homeowners unexpectedly found a house they fell in love with…and as a result, needed to get their current home under agreement. And QUICKLY.

💫Their home was already incredibly beautiful, but the broker knew that it needed all hands on deck to maximize its marketing potential.

🛋️ Together with the sellers, we did an emergency walk-through consultation which included recommendations like rearranging some furniture, adding in some details (like wine bottles and glasses) to creat mini-moments for buyers, and clearing out personal items.

💪🏼The sellers were committed to making this happen and over a weekend, knocked out the recommendations on my Staging Action Plan on their own.

👀 One area that needed some attention was this beautiful built-in bookcase in the dining room. It was full of items that a lot to the sellers and things they loved looking at (which is how it should be!).

🪄But to maximize this space for sale, it needed to be a little less visually cluttered and clear of any personal photos. Using the tips and images I shared with them, they were able to create this mini-transformation in the space.

And the result? 2 days to offer and $45K over asking price. 💥 (ANNNNND they got into their dream home)

Common mistake made: pushing all your furniture against the walls 🙃

I get it- pushing furniture against the walls feeeeeels like it opens up space…but spoiler: it usually does the opposite!

😳It’s kind of like that awkward middle school dance energy— everyone is afraid to step onto the floor. All you need to do is pull things in a bit to help define zones, create balance, and improve flow.

👆🏻If this sectional were pushed up against a wall, there would be way too much space between the sofa and the television. Pulling it to the center of the room creates a super cozy vibe and creates better flow for moving around the different spaces!

👉🏻Suuuuuuuper easy + affordable home staging tip:

When the space calls for a little art refresh, all you need are some inexpensive frames and some prints.

If you always have a set of simple, lightweight frames (these are from Michael’s), you can swap out the “art” for whatever would work best in the space.

Just visit Etsy and depending on the style of the home, search modern abstract prints, or farmhouse prints, or coastal prints, or boho prints, or…….you get the point.

Many artists offer downloadable prints in multiple sizes that you can either print at home or at your local copy shop. ✅

OR….if you’re more of a DIY-er and are familiar with Canva- you could whip up your own creation there. 🖼️

✨ Sometimes it’s the smallest swap that makes the biggest impact.✨

BEFORE: The seller’s original coffee table was beautiful, but it leaned more “city chic” than “coastal retreat.”

AFTER: By swapping it for this woven trunk, we instantly added some beachy texture and nautical charm that really speaks to this bayside beauty's location. 🌊

Now buyers can imagine tossing their beach bag down, kicking off sandy flip-flops, and resting a tray of lemonade (orrrrrr margaritas) right on top after a long day by the shore. 🏖️ It’s not just a table—it’s a hint of the lifestyle waiting for them here.

And THAT'S the power of staging: creating a story that makes buyers feel like there's nowhere else they'd rather be.
