"So you'll draw up the plans and then we hand it off to the contractor?"

We've heard some version of that in more first meetings than we can count. And we get it — the popular image of what architects do is stuck somewhere between a drafting table and a home renovation reveal.

Commercial architecture is a completely different animal.

Before you lock in a project budget, ask yourself these five questions:

✔ Does my number include professional fees for architects, engineers, and consultants — not just the contractor's price?
✔ Have I budgeted for permits, zoning applications, and regulatory review, on top of construction?
✔ Is there a contingency line item — 20% early, tapering down as design gets more defined?
✔ Have I accounted for technology, data infrastructure, and furniture separately from the base building contract?
✔ Is my number based on today's material and labor costs, not a figure from a few years ago?

If you answered no to more than one, your "budget" may only be describing part of the project. An honest feasibility conversation early on can tell you exactly what you're missing before you design something you can't build.

Bob Longo holds a code official license in New Jersey — the same credential held by the building department officials who review permit applications.

He originally got it because he kept getting shut out of code seminars that were only open to licensed officials. His solution: take the exam. He passed without much trouble because he already had the knowledge.

What that means practically for our clients: when we look at a project, we're reading it the way a code official will. We know what's going to generate a comment letter, what's going to require a variance, and what a fire official is going to push back on. When code issues surface late, they're expensive. Catching them in week one is a different conversation entirely.

Most projects build toward one signature moment — a focal point everything else frames.

This one didn't. As our furniture vendor Cathy Daler put it after walking the finished space: "You nailed every detail with this project! I have to rethink my strategy that everything can't be a star!!!"

This is the part most clients don't fully appreciate until they've been through a difficult project.

The real value of a great commercial architect isn't always visible — it's in the problem that never became one. The comment cycle that didn't happen. The variance that wasn't needed. The code issue caught in week one instead of week twelve.

New Jersey has over 500 municipalities — each with its own zoning ordinance, its own building department, and its own way of interpreting the rules.

Two properties on opposite sides of a street can be in entirely different zones with entirely different permitted uses.

We recently worked with a client in the flavor and fragrance industry who needed bulk storage silos at their facility. The silos were two feet over the height threshold for administrative approval in that municipality.

Administrative approval is dramatically faster and less expensive than going before a planning or zoning board. Staying under that threshold meant saving roughly six months and $50,000–$60,000 in approval costs. We went back to the manufacturer, asked if the vessel could be made slightly wider and shorter. It could. Problem solved before it became one.

That kind of catch requires knowing how a specific municipality measures building height, what the approval thresholds are, and where the design opportunities are. It's the kind of thing that doesn't show up in an ordinance search.
