Another common misconception about real estate auctions is that a seller only chooses the auction method because they are desperate or under pressure.

That simply isn’t true.

Sellers choose real estate auction for a variety of strategic reasons, including:

• A defined marketing period
• A specific sale date
• Competitive bidding among buyers
• Strong exposure and concentrated marketing
• A clear timeline from marketing to closing
• Selling property that is unique, difficult to price, or likely to benefit from competition

In most cases, choosing the auction method is not a sign of desperation at all.

It is simply a better way to market a specific property when the auction method fits the property, the market, and the seller’s goals.

REAL ESTATE AUCTION MYTH #3: You Can’t Inspect the Property Before Bidding

Another common misconception about real estate auctions is that buyers have to bid without seeing or inspecting the property first.

That is not necessarily the case.

In many real estate auctions, buyers have the opportunity to inspect the property, review available information, and complete their due diligence before the auction ends.

Depending on the property and auction terms, that may include:

• Property showings
• Scheduled inspections
• Reviewing property disclosures and available documents
• Evaluating the condition of the property
• Discussing financing with a lender
• Asking questions about the auction terms before bidding

The important difference is timing.

Auction properties are often sold as-is, where-is, which means buyers should complete inspections and other due diligence before placing a bid, rather than expecting an inspection contingency after becoming the successful bidder.

Being prepared before bidding helps buyers understand the property, the terms, and their obligations before they compete.

For some sellers, the auction method offers something especially valuable: a defined marketing period, a specific sale date, and the opportunity to create competition among interested buyers.

A property being offered at auction does not automatically mean there is something wrong with the property — and it certainly doesn’t mean the seller is desperate.

Auction is simply another method of selling real estate, and the right method depends on the property, the market, and the seller’s goals.

REAL ESTATE AUCTION MYTH #1: You Have to Pay Cash

One of the biggest misconceptions about buying real estate at auction is that every buyer has to be a cash buyer.

That simply isn’t true.

Depending on the property and the buyer, financing may include:

• Conventional financing
• Local bank or portfolio loans
• Farm and agricultural financing
• Commercial loans
• Investment property loans
• Bridge or private financing
• Equity from another property
• FHA, USDA, or VA financing in some situations

FHA, USDA, and VA loans may be an option in some situations, but these loan programs can be more challenging with properties being sold as-is. Buyers considering this type of financing should discuss the property condition, appraisal requirements, auction terms, and closing timeline with their lender before bidding.

The important distinction is this:

Financing may be used to purchase the property, but the auction contract may not be contingent upon the buyer obtaining financing.

That means buyers should have their financing arranged and understand their lender’s requirements before placing a bid.

Real estate auctions aren’t just for cash investors. With the right preparation, financing can absolutely be part of the process.

Big things are happening behind the scenes.

We’ve been working on some exciting plans that will expand our auction capabilities and give us even more tools to market property and assets effectively.

A major piece of that plan is now officially in place.

We’re not ready to share all the details just yet, but this next chapter will create new opportunities for both real estate and personal property auctions.

There’s still work to do before everything is ready to roll out, but we’re excited about what’s ahead.
