🏡 Before you ask, “What home price can I qualify for?” ask yourself, “What monthly housing budget can I comfortably live with?”
Mortgage preapproval helps you understand your financing options, but you also need a budget that supports your everyday life, financial goals and unexpected expenses.
At The New Home Buyer Academy, we help first-time home buyers and new construction buyers understand it all! Start with these five affordability checkpoints. 👇
1️⃣ YOUR MORTGAGE PRINCIPAL AND INTEREST
Principal is the money you repay toward your loan balance. Interest is the cost of borrowing that money.
Your loan amount, interest rate and repayment term affect this portion of your monthly payment. When reviewing an advertised payment or using a mortgage calculator, check exactly which costs are included.
2️⃣ PROPERTY TAXES AND INSURANCE
Include property taxes, homeowners insurance and any required mortgage insurance. Depending on the property, additional coverage such as flood insurance may also affect your budget.
Taxes and insurance can change over time, so leave room for increases.
🏗️ Buying new construction? Ask whether the property tax estimate reflects the completed home and land. An estimate based only on the lot may understate future taxes.
3️⃣ HOA DUES AND COMMUNITY EXPENSES
If the home is in a homeowners association, include the dues in your housing budget, even when you pay them separately from your mortgage.
Ask:
• How much are the dues?
• How often are they collected?
• What do they cover?
• Are there additional assessments or community fees?
4️⃣ UTILITIES, MAINTENANCE AND REPAIRS
Owning a home comes with expenses beyond the mortgage payment.
Budget for electricity, water, sewer, internet, heating, cooling, lawn care, routine maintenance and repairs.
A brand-new home still needs maintenance. Review your warranty so you understand what is covered, what is excluded and what upkeep is your responsibility.
5️⃣ MONEY LEFT FOR YOUR LIFE
Your home budget should leave room for groceries, transportation, childcare, healthcare, debt payments, emergency savings and your other goals.
Ask yourself: “After paying the full cost of this home, can I still save money and manage an unexpected expense?”
🔑 A SIMPLE WAY TO THINK ABOUT AFFORDABILITY
Principal + interest
➕ Property taxes
➕ Insurance and applicable mortgage insurance
➕ HOA dues
➕ Utilities and home upkeep

Then check what remains for your other expenses and savings.
💵 ALSO PLAN FOR THE MONEY YOU NEED UP FRONT
Monthly affordability and cash needed to purchase are separate planning questions.
Ask your lender for an estimate of your down payment, closing costs and cash to close. Also budget for expenses you may pay before closing, moving costs and the savings you want to keep afterward. Confirm how deposits already paid and any approved credits affect the amount you still owe.
⚠️ MISTAKE TO AVOID
Choosing your budget from an advertised payment without checking whether it includes taxes, insurance, mortgage insurance and HOA dues.
✅ YOUR NEXT STEP
Write down a monthly housing budget that feels comfortable. Share it with your lender and ask for a detailed payment estimate for the actual home you are considering.
Your income matters, but so do your debts, loan terms, property expenses and personal spending needs. Two buyers earning the same salary may have very different comfortable home budgets.
