Developers from Edmonton asked me to review what initially appeared to be an eight-plex project, but after looking closer, it turned out to be two duplexes with legal basement suites designed to increase housing density while targeting high energy efficiency and net-zero performance. Although the overall concept was strong, the floor plans had several issues that would affect everyday living, including undersized kitchen appliances, limited storage, cramped living spaces, and a dining area that didn’t function well for families or shared living. In this video, I walk through the original floor plan, explain the design problems, and show how I redesigned the layout to create a larger kitchen with full-size appliances, improved storage, better furniture placement, and a more functional living space without increasing the building footprint. Open concept floor plan design, home renovation ideas, and functional house layout optimization are the focus of this floor plan review. In this video, I break down the mistakes commonly found in open concept home designs and show how to improve circulation, storage, kitchen function, furniture layout, and everyday livability through better residential design principles. This floor plan initially appeared well designed because it avoided overcrowding and maintained generous circulation space, but a closer look revealed major functional issues including a lack of entry storage, insufficient kitchen prep and pantry space, limited linen and cleaning storage, and mismatched living and dining areas. By identifying these design flaws and systematically resolving them, I demonstrate how small changes can dramatically improve the functionality of a home while preserving the integrity of the original floor plan.

Bad bathroom design and poorly placed bathroom doors can create awkward floor plans, wasted space, and in this design, an inefficient ensuite bathroom layout.

In this floor plan review, I redesign a poorly positioned ensuite bathroom entry to create a more functional bathroom layout, improve circulation, and make better use of the available space. The existing bathroom door creates unnecessary complications and affects how the bathroom functions, so I look at how a few strategic changes to the entry, wall layout, and framing can square things off, align the new design with the existing structure, and create a more organized floor plan while also adding useful storage space.

Keep it simple.

Bedroom entry design and bad door placement in a home can have a major impact on how efficiently a floor plan uses space. In this floor plan review, I look at a couple of bedrooms where poorly positioned doors create awkward entries, wasted space, create inefficient room shapes, and limit options for furniture placement, then show how moving and simplifying the bedroom entries can create more usable square footage while also reducing unnecessary framing, materials, labour, and embodied energy. Ai floor plans, layout mistakes, and poor spatial proportions are becoming common issues for homeowners planning renovations and new builds. Ai is not designing your home, it is simply a very fast, very fancy pencil, and without real design knowledge behind it, it can produce bad floor plans at incredible speed. In this video I review a 6m x 9m two bedroom apartment generated by Ai and show how the problems come from a lack of understanding of scale, proportion, circulation, furniture planning, and how people actually live in space. I break down what Ai gets wrong, what it surprisingly gets right, and how you can use Ai as a tool without letting it replace the design thinking required to create a functional, livable layout.
