🏛️ MY DESIGN PHILOSOPHY

If I had to sum up my approach to design in a few sentences, it would be this:

Every home should work harder for the people who live in it.

Not just look beautiful — though that matters too. But genuinely improve the quality of daily life. The way a family gathers. The way light moves through the space. The way indoors and outdoors connect. The ease with which the house flows from one room to the next.

I believe in designing with the existing building, not against it. In respecting what makes a property special while making it better for modern life.

And I believe in being honest — about costs, about what's possible, about what planning will and won't allow. Clients trust us with one of the biggest investments they'll ever make. That trust deserves straightforwardness.

🏡 WHICH EXTENSION WOULD YOU CHOOSE?

We're giving you two options — tell us which you'd pick for your home.

OPTION A: A single-storey rear extension with bi-fold doors and a large rooflight. Maximum light, indoor-outdoor flow, and an open-plan kitchen-dining-living space.

OPTION B: A two-storey rear extension. A larger kitchen below and an extra bedroom above. More space, greater value added, but a more significant investment.

Both have their advantages — and it often comes down to your budget, your family's needs, and how you use your home.

🏠 MOVING VS EXTENDING — which makes more financial sense?

It's a question many families face when they've outgrown their home. And the answer isn't always obvious.

Moving costs to factor in:
❌ Stamp Duty (up to 10% on the purchase price above thresholds)
❌ Estate agent fees (1–3% of your sale price)
❌ Legal fees, survey costs, removal costs
❌ The premium you'll pay for a bigger home in the same area
❌ The emotional cost of uprooting your family

Extending costs to factor in:
✅ Architectural and professional fees
✅ Planning and building control
✅ Construction costs (£1,750–£2,500 per m²)

📊 BUDGETING BEFORE PLANNING

One of the most common mistakes homeowners make is starting the design process before they've set a clear budget. It leads to designs that have to be scaled back, fees spent on drawings that can't be built, and a lot of unnecessary disappointment.

Before you speak to an architect, it's worth having a realistic idea of:

✅ Your total budget — including design fees, planning, building control, structural engineer, and construction
✅ Your contingency — we always recommend 10–15% for unforeseen works
✅ Your VAT position — construction on extensions is subject to 20% VAT
✅ Your funding approach — savings, remortgage, or a combination

Starting with a clear budget means your architect can design something that's actually buildable for what you have. That's always where we start.
