If this house was a person it would be an elder statesman - trusted, dependable and deeply respected. The low pitch of the roof, the traditional sash windows and grand doorway set the scene for what's inside. It was easy to see the potential of the property.

For this project we partnered with the brilliant construction team from , who were deeply respectful of the heritage of the property in their renovation and now have this premium property on the market.

The new owners will be walking into a home finished to the highest standard, where the traditional features of the property, inside and out, are retained and have been brought back to their best.

Truly, a home for life.

If you buy, or live in a listed property, you will have heard rumours around how difficult it can be to make any changes to the property. Planning anxiety is real and a state of mind we're extremely familiar with!

💥 Myth
The planners make it almost impossible to alter a listed building.

💥 Truth
We've worked on many listed properties where we've successfully gained planning permission from the local planning department, often where others have previously failed. An in-depth knowledge of the system is key to success. Clear and regular communication along with careful consideration of the planning department's wishes is vital.

Here's a great example:
A Grade II listed property in a conservation area, namely The Vine area of Sevenoaks, a location of historic interest to the town and a prestigious location with many period houses. Planning permission was granted by Sevenoaks District Council for a contemporary glazed extension to the rear of the property, as shown in our drawings.

The design allowed us to take a previously underused part of the garden and create a new garden room. Our design responded sensitively to a number of level changes existing throughout the house. It created a seamless connection between house and garden, while preserving the character of this striking heritage building.

More acclaimed commercial work, and this one on our doorstep! 'Lime Tree Walk' in Sevenoaks was once a dilapidated warehouse building. It stood for many years in a poor state of repair and along with the development team we have been able to assist in its full refurbishment.

The workshop sits alongside other buildings that have also been refurbished, and it's clear when you walk down this street that there's a renewed energy in this once overlooked part of town.

LIME TREE WORK SHOP has now become a focal point for business within the town, providing a smart and versatile facility for co-working, ad-hoc meetings and events.

When the opportunity arose to transform a 1930's cinema into residential apartments, OPEN architecture were excited about the challenge.

Carlton Cinema became 'Carlton Works' where the care taken over material choices and detailing delivers a premium aesthetic. This is evident not only in each apartment but also in communal areas. The penthouse, as you can see, makes a striking first impression.

The Frank Marshall Award with a 'Certificate of Commendation' and praise for the 'quality of design' from The Sevenoaks Society, who work hard to preserve the integrity of architecture in the town, was gratefully received.

Easter is a wonderful opportunity to enjoy a long weekend at home, entertain and catch up on much-needed rest. But it can be a bit of a squeeze! Eating round a slightly too small dining table can be fun but sleeping on the sofa or an air bed to accommodate extra guests, and waiting to use the bathroom - not so much!

We all love a Before and After. This one is dramatic!

Originally a garage with a dark storage space at first floor level, the addition of a clever extension on the side turned this building into a light and well-designed annexe. It's perfect for children to come home and visit, yet have their own space!

The black cladding and wide windows are a bold statement and yet we still allowed the building to retain much of it's original character.
