Episode 06: Designing With What Exists

Every intervention begins with a question.
Before making any change, we spent time studying the building through sketches, facade studies, plans and sections. Exploring what could be revealed, repaired, reorganised or retained. This stage of the restoration is less about final answers and more about thoughtful iteration, where each drawing becomes a tool for problem-solving and each decision is refined through observation and testing.

Q2 2026 was shaped by restoration, exploration, and conversation.

We continued the restoration of a historic building at Fort, Mumbai carefully revealing its original architectural character through the revival of its façade, architectural details, and material integrity. We also reimagined its shared spaces, balancing restoration with contemporary intervention. Alongside this, we completed 58WV, a 4000 sft. residence in South Mumbai where expansive openings frame sweeping panoramic views and create a seamless dialogue between the interiors and the city.

Beyond our projects, we sought inspiration through experience. A visit to Nilaya Anthology offered new perspectives on materiality, craftsmanship, and detail. Revisiting our former studio in Tardeo reminded us of where Studio PKA began and how far the journey has come. As jury members at Atlas SkillTech, we had the opportunity to engage with young designers and witness the curiosity and creativity shaping the future of design.

Studio PKA’s work and design philosophy have been featured across leading publications through projects including Lighthouse Funds in Architecture + Design, The Loft | Redefined and Tianu – The Revival Project in Namaste.ai an Air India In-Flight Magazine, and 9PM in GoodHomes Magazine. Together, these features showcase a thoughtful approach to contemporary workplaces, adaptive reuse, and residential design.

A stretch of thoughtful work, meaningful exchanges, and ideas that continue to shape our practice.

Episode 05: A Building Before Restoration

Before any intervention comes observation.
Every building carries the marks of time - some intentional, others the result of years of adaptations, repairs and changing needs. Rather than seeing these as flaws to erase, we began by understanding what each layer revealed about the building’s journey. From altered windows and added chajjas to weathered brickwork and service lines, every detail became part of a careful reading of the building before a single design decision was made.

This is where restoration begins - not with construction, but with looking closely.
