Khaitan & Co | The newly designed workspace aims to blend functionality and design - optimized to foster collaboration and productivity.

Within this 20,000 sq. ft. corporate project in South Mumbai is the collaborative zone, imagined with a more intimate character. It brings in the familiarity of a cafe environment, comfortable seating, a slower pace, and spaces that invite people to work, hangout and have lunch meetings. An integrated bar counter supports both daily use and special occasions, allowing the space to extend beyond routine functions and take on a more social, multifunctional role.

The cafeteria is conceived as a shared pause within the workplace as a space to gather, unwind, and connect. Designed to comfortably accommodate everyday meals and breaks, it remains flexible enough to transform for larger gatherings, celebrations, and collective occasions.

Grounding the space is a subtle yet meaningful gesture, a section of marble flooring retained from the previous office. This element carries forward a fragment of memory, embedding the past within the new.

A 20,000 sq. ft. corporate project in South Mumbai planned for ease of interaction, where a series of chambers are positioned in close proximity to the workstations, allowing for constant engagement without disrupting the overall flow. There are smaller meeting rooms interspersed within the layout, designed for one-to-one conversations. These rooms and chambers are oriented to overlook the landscape, bringing in light and a quiet visual connection to the outdoors, making discussions feel less confined and more open.

The library becomes an integral layer, both to the space and the practice itself. It is conceived not as a separate, isolated function, but as a shared resource, easily accessible to those within the office who seek it. The presence of the library adds a sense of depth and continuity to the work environment, reinforcing a culture of learning and reference.

A 20,000 sq. ft. corporate project in South Mumbai with a welcoming front office is created for clients, offering pause and comfort until they are ushered into the adjacent conference rooms - designed for more private and focused conversations.

Interconnected passageways lead from this zone to the open office, where the team operates, gradually unfolding the space program beyond. These transition spaces are adorned with curated artefacts and art introducing a layer of aesthetic depth that shapes an environment which goes beyond function - leading to a certain sense of intimacy, forming a subtle connection between people and place.

Stop Press I Pause

The Stop Press Table is not just a surface, it’s a moment held in time. Built on the same functional foundation as a central gathering table, it carries a layered narrative on its top. Composed of hand-torn fragments of a newspaper dated March 20, 2020 when the day print quietly paused, it captures a shift in how we consume, trust, and remember information. The surface becomes both archive and critique, preserving what once was while questioning its relevance today. Set within familiar interiors, the table introduces a deliberate disruption that is visually bold, conceptually charged, and unapologetically expressive.

EP.03 : Bringing It Back, Thoughtfully

Restoration isn’t about going back, it’s about getting things right, with care and intention. The aim is not to redesign or overwrite the past, but to uncover and highlight what has always been there. Each facade is carefully studied, windows are brought back to their original proportions, and layers of paint are removed to let the brick breathe again.

The structure is strengthened where needed, not to change it, but to support it for years to come. Over time, services and add-ons often create visual and physical clutter, these are now reorganized into a clear, simple system that works quietly in the background. This process is not just about fixing what is broken; it’s about bringing back clarity and order. It’s not just a revival, but an act of respect, for the original design, the materials, and the story the building carries.

In the end, it becomes a version of itself that feels honest and complete - a building remembered, and experienced, as it was always meant to be.

EP.02 : What Time Leaves Behind

Over a century later, the structure stands as a quiet record of time’s passage, marked by layers of intervention, alteration, and neglect. The original red brick, once exposed and intentional, now concealed beneath paint. Arched windows reshaped, materials replaced, and services introduced without cohesion. What was once a composition of precision has gradually fragmented into a series of disjointed parts.

And yet, if you look closely, something still holds. Beneath all the changes, the essence of the original design persists.

Not everything that seems broken is truly lost.

Celebrating 10 years of The Mango House.

What started off as a simple home, rooted in the vernacular and a love for all things natural, turned into one of the best adventures we’ve had this decade. Over the years, these walls have seen everything. From family life to deep design discussions, from quiet afternoons to full-blown workshops, exhibitions, and those classic “I don’t want to go back” moments.

This film is a little peek into that journey. A decade of stories, ideas, laughter, and people who walked in, stayed a while, and somehow made The Mango House feel like theirs too. We’re incredibly grateful for how it’s all unfolded. Looking back, it’s been one hell of a ride and moving forward, we’re hopful for more of the same good people, great conversations, and “Let’s stay another day, yaar” memories.

In the heart of South Bombay is Dadabhai Naoroji Road, planned in the 1890s that evolved into a unified streetscape. With arcades at the ground level and Neo - classical buildings above, each structure carries its own character within this larger whole.

Together, they form Mumbai’s Heritage Mile, where every building holds a story.
