The moment na pumirma ka ng contract, doon nagsisimula ang anxiety para sa karamihan ng homeowners.

"Okay ba 'to? Mapagkakatiwalaan ko ba sila? Ano na ba ang mangyayari ngayon?"

Every month, may labasan. HOA dues. Monthly amortization. Maintenance.

Imagine this, may contractor na nag-bid ng murang presyo sa simula pero pagkalipas ng ilang buwan, nagastos na ang buong budget mo and kalahati pa lang ng project ang tapos. Natira siya na walang pera at may kalahating renovation pa.

This is not acceptable. This happens when you as a homeowner dont know kung ano ang dapat hanapin.

"Sige na lang, next year na." This is the most expensive renovation decision you can make is doing nothing for your condo.
Maraming condo owners ang nag-iisip na hindi mag-renovate = nakakatipid.
Pero ang totoo? Hindi mag-renovate ay may bayad din.
Here are the numbers:

Rental income gap - Unrenovated condos in Metro Manila? Mostly nasa ₱15,000–₱18,000/month ang rental rate. Ang well-renovated unit with the same location and size? Puwedeng umabot ng ₱25,000–₱35,000/month. That's a difference of up to ₱17,000 every single month.

Airbnb opportunity cost - The average annual Airbnb revenue in Metro Manila is ₱406,000 and the median occupancy rate ay 51%. But the well-designed, photogenic units? They consistently outperform the average.
Remember: Design directly affects how fast your unit gets booked and magkano ang mase-set mong rate.

Vacancy risk. As of January 2026, rental units in the Philippines stay listed for an average of 35 to 50 days before getting rented and correctly priced, well-presented units in prime areas rent in as little as 20 to 35 days. You're not imagining it. But it's probably not the size.

This is one of the most common things na naririnig namin during consultation calls.

"Malinis naman yung unit ko pero parang palagi pa rin siyang magulo."
"Kahit mag-declutter ako, parang hindi pa rin sapat yung space."
"Iniisip ko na lang siguro talagang maliit talaga yung condo ko."

You're not alone.

The truth is, most Metro Manila condos are between 22 to 35 sqm. Small, yes. Pero ang size ang pinakamaliit na problema mo.

Ang talagang nagpapaliit ng feeling ng unit mo:

❶ Furniture na hindi suitable sa sukat ng space mo
