Sold real estate for other builders for 10 years before I built one house.

Every unhappy buyer complained about the same two things.

They didn't know where they stood on budget. And nobody communicated with them.

So those two complaints became my whole business. Constant budget updates. Over communicate everything.

Your complaints from clients aren't problems. They're your building blocks.

A guy DM'd me last night. Said he can't start a building company because he never got a formal education.

Neither did I.

Biggest development company in Montana? Run by a guy with a high school diploma.

You don't learn the skills first. You learn them by doing the work. Right foot, left foot, every day, for years. Mistake once, don't touch that stove again.

What's the excuse holding you back right now?

Bought a plane before I even had my license.

Not because I needed another thing on my plate. Because I needed one hour where my phone doesn't exist and my brain has one job.

A builder sent me his budget last week to look over.

Half the line items were blank.
He was just shooting in the wind.

If you can't tell me your margin on the last house within a couple hundred bucks, you're not running a business. You're guessing.

Rebid your subs. Watch your lumber prices. Know your numbers cold.

I pay for a coach because I want to learn from someone who's done it bigger and better than me.

I'm building 60 houses a year and I still write that check.

So if you're not investing in coaching yet, what's your excuse.

Winter kills the phone for most builders. Not the ones with pre-sold business already lined up.

Those summer deals you closed are what's keeping houses closing in December, January, February while everyone else waits for spring.

Got someone a couple months out? Put them in the pipeline. Make content with them. Stay in contact.

When they're ready, you better be ready.

A handwritten note. Remembering their kid’s name. Calling when you don’t need anything.

That’s what people remember years after the house is done. Not the countertops.
