Here’s a quick look at what’s happening across the Texas housing market:
Closed Sales: 19,178 ⬇️ 3.0%�
Median Sales Price: $321,000 ⬇️ 1.5%�
Average Sales Price: $406,751 ⬆️ 0.7%�
Days on Market: 80 ⬆️ 8.1%�
Active Listings: 131,977 ⬆️ 11.7%�
Months of Inventory: 4.7 ⬆️ 10.6%

What does this mean?
Buyers are starting to see more options with inventory increasing across Texas. Homes are also taking a little longer to sell, which gives buyers a little more breathing room when making decisions.
Sellers can still do very well in this market, especially when homes are priced correctly and show beautifully.

Here’s where mortgage rates are this week:
🏡 30 Year Fixed: 6.00%�
🏡 15 Year Fixed: 5.43%
The 30 year rate ticked up slightly from last week, while the 15 year rate dipped just a bit. The good news is both rates are still lower than they were a year ago.

What does this mean for buyers and sellers?
For buyers, even small rate shifts can change monthly payments and buying power. With the spring market approaching, many buyers are starting to explore their options now.

For sellers, serious buyers are still actively watching the market and ready to move when the right home comes along.
