🏡 Found a "perfect" Disney-area short-term rental that's been sitting on the market for months?
Before you lowball it, READ THIS. 👇
Here's a mistake I see constantly: a buyer finds a great property, notices it's been listed a while, and assumes the seller MUST be desperate enough to accept a steep discount. 🚩
Sometimes that's true. Sometimes it's not even close. 💡
I recently worked with a buyer evaluating a home in Windsor Island Resort. Months on market. Looked like the perfect setup for a lowball offer. But once we ran the actual numbers on the seller's payoff position? There was NO room to negotiate. None. 📊
The buyer didn't feel like they were getting "a deal" — so they walked away.
Here's what they walked away from: a fully furnished, heavily themed, rental-ready home, priced $100,000 below what the seller had originally invested in it (not even counting furnishings and theming). 💰
The deal was already in the price. They just didn't recognize it as one. 😳
In my latest blog post, I break down:
✅ Why "long time on market" doesn't automatically mean desperate seller
✅ How to do the real seller payoff math BEFORE you write an offer
✅ How buyer-agent compensation changed after the 2024 NAR settlement — and why stacking it onto a lowball offer can cost you the property
✅ When a short sale (not a lower offer) is the honest answer
✅ Why sometimes the smartest move is recognizing the deal that's already in front of you
If you're investing in a short-term rental near Disney, this is the kind of thinking that separates buyers who win great properties from buyers who lose them to someone smarter. 🌴
