Then look at what they're actually doing: pending home sales just jumped 3.8% in a single month. NAR's chief economist called it a late-spring buyer rush β€” pent-up demand breaking loose, with buyers accepting today's rates as the new normal.

In other words: the waiting crowd is quietly signing contracts.
And for anyone assuming that means lowball offers everywhere β€” 25% of homes are still selling ABOVE list price. One in four.

Here's why this matters more than any headline: pendings are the market's crystal ball. A contract signed today is a closing in early fall. The next 60 days are already being written β€” right now, in ink.

So sellers, the honest math: the buyers everyone said disappeared are under contract on someone's house at this very moment. The only question is whose.

To live somewhere you can't imagine leaving. To know your neighbors' names. To paint the walls without asking anyone.
Somewhere along the way, "the market" turned buying a home into a spreadsheet conversation β€” rates, timing, square footage, resale value.

But nobody lies awake at night dreaming about resale value.
They dream about the favorite table two blocks away. The Sunday worth staying home for. The papers signed on a home they fought for β€” even the one that came after losing three offers.

That's the part I never take for granted: I get to hand people these privileges for a living.

Gen Z just hit a home-buying milestone nobody saw coming. πŸ”‘
For years, the story wrote itself: young people are locked out. Priced out. Doomed to rent forever. It made great headlines and even better comment-section arguments.

Meanwhile, quietly, buyers born after 1997 just claimed 20% of all home purchase rate locks β€” the largest share on record. One in five. And it's not one lucky city: every major region is seeing pending sales grow year-over-year, even at today's rates.
Here's what they figured out that the headlines didn't: nobody handed them perfect conditions, so they stopped waiting for them.
They're buying the smaller starter home instead of holding out for the dream one. Co-buying with siblings and best friends. Digging up down payment assistance programs most people never research. House hacking duplexes so the tenant next door helps cover the mortgage.

Different playbooks. Same result: equity instead of another year of rent receipts.

So if the youngest buyers in the market are getting keys right now, "impossible" was never the right word. Unplanned was.
