Consider this your sign. 🫶🏻

The Founding Class of The Design Office has officially arrived.

26 cities. 16 states. And a whole lot of people who look at houses and see what they could become.

Apparently I’m not alone in my obsession with beautiful homes. Not even close. 😂

All across the country, there are people dreaming of restoring old houses, renovating the ones they love, or building something entirely their own.

And somehow, we’ve found each other.

To our founding students, WELCOME. I cannot wait to share everything I’ve learned with you, and I’m even more excited to see what you create.

And if you missed this round, follow along. We’re just getting started and there’s more to come.

Here’s to seeing the potential in every home. ❤️

I’ve found my people. 😂

You know the ones. They walk into a house and immediately start imagining which walls they’d move, what details they’d save, and what they could make of the house.

And then there are the people who take it one step further. They look at an EMPTY PIECE OF LAND and somehow see an entire house.

I love those people.

And apparently there are quite a few of us.

The developers behind The Foresman in Glenview brought us in to sell their 60 custom-home lots, where buyers can purchase their land and bring their own architects, designers and builders to create something entirely their own.

And this is exactly the kind of real estate work I love. When you spend your days designing, restoring, and building houses, you get pretty good at seeing what doesn’t exist yet. Turns out that’s a useful skill when you’re helping bring an entire neighborhood to life.

And we’ve already sold 49 of the 60 lots.

FORTY-NINE.

Which means there are just 11 left.

I love old houses. I love new houses designed to feel old.

And apparently, I really love a house that doesn’t exist yet.

So I have to ask: Would you rather take a beautiful old house and make it yours, or start with a blank slate and build exactly what you want?

(And send this to the person you’d build it with. I want to know what they’d say. 😂)

🏠 Comment DETAILS for a pricing list and I’ll DM you all remaining lots (and prices!) before they’re gone.

I think I’ve always been more interested in what a house could be than what it is.

Long before I had a design firm or a construction team, I was walking through houses trying to figure out what was worth saving, what could be changed, and what was a problem I absolutely did not want to inherit.

I have gotten much, much better at answering those questions since my first foreclosure condo. 😂

But the instinct is still the same.

I don’t need a house to be perfect. In fact, I insist that it isn’t.

I want the good bones. The beautiful proportions. The thing someone covered up in 1987. The weird room nobody knows what to do with. The house other people walk through and can’t quite see yet.

Because if the right things are there, almost everything else is a design problem.

And design problems can be solved.

This is also a huge part of what I’m teaching inside The Design Office: how I see the potential in a house, how I approach the design, and how I make the big decisions in the right order.

Enrollment for the Founding Cohort closes tonight.

If you’ve been thinking about joining us, this is it. Comment NEW CHAPTER and I’ll send you the details. 🤍

I love old houses. I just don’t think they need to live like old houses.

Give me the original millwork, old windows, beautiful stone, weird little rooms and all the character.

But behind the walls? Give me new plumbing, new electrical, new HVAC and every modern amenity we can thoughtfully hide in there.

That’s my favorite kind of renovation: a house that feels like it’s been there forever, but lives like it was built yesterday.

If you’re planning a house of your own and want to learn how I think through these decisions, come learn with me. ❤️

Enrollment closes tomorrow at 11:59pm CT.

Comment BEGIN and I’ll send you the details.

Here’s to old houses and new chapters. ❤️

There’s a huge gap between knowing what you like and knowing how to make all the right design decisions, in the right order, so the whole house actually comes together.

The Design Office exists to close that gap.

It’s education, not a design service. Over 7 weeks of live online sessions, I teach you how my team thinks about design, project management and value, so YOU can make the big decisions with a designer’s eye.

🫶🏻 This IS for you if...

• You want to LEARN how to plan, manage and design your own renovation or build
• You want to know where to invest and where to hold back (kitchen vs. kids’ bath vs. mudroom!) or make sure a project is worth tackling
• You want a process, tools and a community of people doing exactly what you’re doing
• You want professional design guidance at an affordable price, but you actually enjoy doing the work yourself

🚫 This is NOT for you if...

• You’re doing a single room refresh or interior decorating. This is considerably more program than you need.
• You’re looking for a construction course or a DIY program. This is definitely not that and I’d hate for you to be disappointed.
• You want us to design or manage your project for you. If that’s you, we’d love to hear from you! Inquire about Kaage Homes full-service design through our website.

What’s inside…

I’m going to say something that feels wildly uncomfortable to say out loud:

I think I’m really qualified to teach this. 😂

The internet is full of courses taught by people who did something successfully once, learned along the way, graduated from ChatGPT University, and packaged it into a PDF.

This isn’t that. This is my actual career.

I’ve spent my entire adult life in real estate. I became a managing broker by 30, went on to serve as a Managing Director at Compass, sat on the board of the Chicago Association of REALTORS®, and have managed more than $2.5 billion in real estate transactions.

Today, I own a design-build firm where we design, document, price, procure and build multi-million-dollar homes.

I’ve bought the houses nobody wanted. Renovated them. Sold them. Made mistakes. Made money. Managed clients through the process. Worked alongside architects, builders, trades, lenders, buyers and sellers.

I know how houses work from almost every side of the table.

I can’t guarantee your house will double in value. I can’t guarantee you won’t make mistakes. But I can teach you how I approach these projects, the order I make decisions in, what I look for, and what I’ve learned after years of doing this professionally.

I can help you make fewer decisions the expensive way.

I have absolutely no desire to become a course creator. I’m busy enough actually doing this for a living. 😂

But every day, more people ask me to help with their houses than I could ever personally take on. So I finally figured out a way to say yes to more of you.

I took the process we actually use, the order we make decisions in, and the tools we use to run projects and built The Design Office.

Seven weeks. Live. With me.

Enrollment opens Monday.

The prettiest choices can still go wrong if you make the right decisions in the wrong order.

This is the exact framework I’m using as we plan our own renovation. Save this for later. 🫶🏻

Planning your own project? Enrollment for the Design Office opens Monday.

I know I show up here talking about paint colors and old houses and making jokes about my husband finding my 47 nearly identical white paint samples.

But every once in a while, I probably need to remind you that I am not actually a professional course creator.

I am a practitioner who built a course.

I didn’t decide six months ago that houses were interesting, learn everything I could online, graduate from ChatGPT University, and package it into a PDF. 😂

This is my actual career.

I became a managing broker before I was 30, went on to serve as a Managing Director at Compass, sat on the board of the Chicago Association of REALTORS®, and throughout my career have managed more than $2.5 BILLION in real estate transactions.

Today, I run both a real estate team and a design-build firm where we manage the entire process of creating multi-million-dollar homes, from design and documentation through procurement and construction.

I built my businesses from scratch, but so much of the way I think about houses, value, construction, and real estate was handed down through three generations and sharpened over years of actually doing the work.

And I think that is worth something.

I have watched homes we bought for $750,000 sell for $2.35 million, and homes bought for $1.685 million sell for $3.75 million after we rethought and rebuilt them.

That does not mean every renovation triples a home’s value, obviously.

It means I have spent my career learning how design, construction, real estate, and value actually work together.

The truth is, I can only help so many people one-on-one.

And I would genuinely like to save as many beautiful houses as I possibly can from becoming builder-grade nonsense. 😅

The Design Office is how I can do that.

This is not information I learned so I could teach a course.

It is information I am teaching because I have spent my entire career learning it.

Enrollment opens Monday.

Comment DESIGN and I’ll send you the waitlist.
