And with four or five thousand Aberdeen properties listed on their platform at any given time, they should know a well presented one when they see it!

When buyers have plenty of choice, especially in Autumn, the busiest quarter each year for sales, being 'nice' just isn't enough.

Your property needs to be the one they remember. The one they want to view. The one they can imagine coming home to.

That's the difference between simply putting a property on the market and positioning it to sell.

This is one of my latest projects, now on the market at 90 May Baird Wynd.

Summer has come to an end. Schools are back. Autumn is officially here. 🍂

And despite what you might have heard, spring isn't Aberdeen's busiest property season.

At least, not if by “busy” we mean buyers actually buying.

Autumn consistently comes out on top for completed sales in Aberdeen. And it isn't simply because there are more properties on the market. There aren't.

So why are there more property sales in autumn than any other quarter each year?

One likely reason is Christmas. (Apologies for the lack of trigger warning before using the ‘C’ word this early.) Buyers who want to be settled into a new home before Christmas have a deadline. Suddenly there's a reason to stop browsing, make decisions and put in an offer.

But more buyers buying doesn't mean they'll buy yours.

In any given quarter, only around 1 in 4 properties on the market sells.

Your property is competing for those buyers. And while you can't control the market, you can control how well your property competes.

Its price. Its condition. Its presentation. Its marketing. The impression it creates online and when buyers walk through the door.

The opportunity is there. The job is making yours the one they choose.

It's the appetiser.

The photographs, floor plan and video aren't there to give buyers everything. They're there to give them just enough.

Enough to stop scrolling.
Enough to keep looking.
Enough to understand the property.
Enough to start imagining themselves there.
Enough to want more.
Enough to book a viewing.

Because the real experience begins when they walk through the door.

By then, ideally, they're not coming to decide whether they like your property.
They already do. They're coming to discover how much more they like it in real life.

That's the journey great property visuals should create, from first look to first viewing.

"People don't buy what you do, they buy why you do it" is often used in service or brand marketing, where the provider's identity, values and purpose can matter.

It's true of selling a service, people need to trust and believe in the service provider.

But when you're selling a 'product' such a property, the buyer doesn't care why the seller bought the house, why they decorated it that way, why they're moving or what the home means to them.

They care about how the property makes them feel.

And that's what great staging is about.

Transformation Tuesday | From Empty Room to Master Retreat

An empty bedroom tells buyers how many walls there are and roughly how much floor space they have.

The finished room tells them something very different.

It gives the space purpose, proportion and atmosphere. It shows how comfortably the furniture fits, but more importantly, it creates a picture of what living here could actually feel like.

Calm. Comfortable. Grown up. A bedroom you would genuinely look forward to coming home to.

That matters when you're selling.

Property presentation isn't simply about making rooms look prettier. Like any effective marketing, it's about creating desire.

Not just “this is the main bedroom.”

But “I could see myself here.”

And that's a much more powerful reason to book a viewing.

It’s Murder on the Dancefloor... 🪩

Unless you're a ballroom dancer, a vast expanse of empty floor in the middle of your main living space probably isn't the asset you think it is.

Open plan living is about space. But that doesn't mean leaving as much of it empty as possible.

Here, I could have placed the sofa against one of the three available walls. Instead, I floated it with its back to the kitchen, creating a natural divide between the kitchen and living areas without losing the openness of the room.

Sometimes using more of the floor actually makes a space work better.

Because empty floor space isn't the same as useful space.
