Before choosing colours, finishes and fittings, the layout has to make sense — because once the cabinets are built, changing a bad decision gets expensive.

A renovation with a tight deadline requires more than good design. It requires careful planning.

For this 5-room resale flat at Chai Chee Road, the homeowners came to us through a referral. With an urgent move-in timeline, we prioritised the kitchen and living room while keeping renovation works in the bedrooms to a minimum.

The renovation also involved creating an additional room at the balcony, replacing all doors, windows and grilles, and polishing the existing marble flooring throughout the home.

Rather than replacing the marble, we chose to retain and polish it. Still in good condition and much loved by the homeowners, it was worth preserving.

The existing rock stone walls throughout the unit also required plastering to achieve the desired finish.

With the tight schedule, careful coordination was essential. Painting, window and grille installation, and marble polishing had to be carried out in stages to allow the bedrooms to be completed first.

This renovation was not about changing everything. It was about making the right decisions, preserving what was worth keeping and planning around the homeowners’ move-in deadline.

WOULD YOU ACTUALLY WANT TO LIVE IN THIS?

Not just save it.

Not just like it.

Not just send it to your partner with a
“Can we do this?” 😂

Actually live in it.

Because that’s where a pretty 3D render has to pass the real test.

This Tengah 4-room BTO was designed around a Soft Modern Japandi direction — warm timber tones, soft neutrals, curves and carefully integrated carpentry.

But the interesting part isn’t any one feature.

It’s the way the whole home comes together.

The dining area flows into the kitchen.

The altar is incorporated into the carpentry instead of becoming an isolated feature.

The TV wall balances display and storage.

The master bedroom keeps the same visual language instead of suddenly becoming a completely different space.

Even the smaller details are there to keep the overall composition clean.

No single element is shouting:

“LOOK AT ME.”

And that’s probably why the whole thing works.

These are 3D visualisations of the design that we’ve proposed for the home — a glimpse of what this Tengah BTO could become once the drawings leave the screen and construction begins.

The render is the dream.
The renovation is where we have to make it real.

THINKING OF TURNING A COMMON ROOM INTO A WALK-IN WARDROBE? READ THIS FIRST.

When you have a lot of clothes, bags and personal collections, a typical MBR wardrobe may simply not give you the space you need.

One option is to hack an entrance from the MBR into a common room and turn it into a walk-in wardrobe.

More space.
More storage.
Everything conveniently connected.

But there’s a trade-off that’s easy to overlook.

Once you turn that common room into an extension of the MBR, you’re also changing the way that room can be used in the future.

Your lifestyle can change too.

What works when it’s just the two of you may be very different once you have children, need another bedroom, require a study, or have family staying over more often.

And eventually, you may decide to sell.

The next homeowner may have completely different needs from yours, and a room that has been permanently integrated into the MBR may mean more work to restore its original function.

For this Tengah home, we took a different approach.

The common room keeps its own entrance, but was designed primarily as a dedicated wardrobe and display room.

Full-height wardrobes provide the storage capacity the homeowner needs, while illuminated display cabinets give their bags and collectibles their own dedicated space.

And if relatives ever need a place to crash, there is still usable floor space for a temporary bed.

The wardrobe is built in.
The display is built in.
But the room itself remains an independent room.

Because renovation isn’t just about solving what you need today.

It’s about solving today’s needs without unnecessarily limiting tomorrow’s options.

We could have made the TV wall much louder. We chose not to.

There’s quite a bit happening here.

A textured TV wall.
A curved edge.
Three floating timber shelves.
A full-height illuminated display cabinet.
Plenty of storage built into the composition.

But the details reveal themselves gradually rather than all at once.

The TV wall stays close to the colour of the surrounding walls, while the curved edge takes away the hard stop you normally get from a full-height carpentry piece. The small timber shelves then ease the transition towards the windows, while the illuminated display cabinet gives the opposite side of the wall a different layer of depth.

It’s a living room where the details are there to be discovered — not simply placed there to be seen.

And that’s intentional.

When the entrance is already doing a lot, the rest of the home has to work harder.

If you’ve seen our previous post on this Tengah Garden Ave project, you’ll know that the entrance wasn’t straightforward.

A defined foyer. Shoe storage. An altar. A concealed pocket door.

All within the first few metres of the home.

Get that planning wrong and the house can immediately feel boxed in.

So the challenge wasn’t simply to make the entrance look good.

It was to make sure the rest of the home could still breathe.

And that’s where the kitchen comes in.

Instead of adding another visual “block” to the space, the kitchen was designed as an extension of the home’s overall architecture. Timber cabinetry runs through the space, while the island becomes the natural centre point between the kitchen and dining area.

The result is a space that feels considerably more open than the number of functions it actually accommodates.

The kitchen stores.
The island connects.
The cabinetry defines.
And the dining area completes the flow.

Nothing feels like it has been squeezed in just because there wasn’t anywhere else to put it.

That is the difference between fitting everything into a home and actually planning the home around everything you need.
