The Forest St. Project. Marble, walnut & brass in a white kitchen that doesn't chase trends. A butler's pantry built for entertaining. A marble bath with a freestanding tub and dual-head shower. Classic to the studs.

Before you even call a design-build firm: get aligned in your own household first.

What you want to discuss, what the possibilities are, what matters most to each of you… sorting that out early has more impact on your quality of life through a remodel than almost anything else.

Advice worth taking before step one.

Most backyard projects stop at landscaping. This one started with a different question: what would make this feel like part of the house, not separate from it?

The answer ended up being less about any single feature & more about how it's all stitched together. 5280 Magazine noticed the same thing we did: it works in every season.

The best clients aren't the easiest, they're the most engaged.

The projects that turn out best are the ones where the homeowner is actually in it with us: invested in the process, not just waiting for the reveal.

Same goal on both sides: a high-quality result, delivered on time, that feels like a good experience the whole way through.

That's a partnership, not just a job.

There's a version of modern design that reads as sterile: all hard edges, no warmth. This porch is the counterargument.

The materials are doing the emotional work: one light, one dark, both built to weather honestly rather than stay pristine.

That's the detail easy to miss in photos but impossible to miss in person: a porch that invites you to sit down, not just admire it from the doorway.

Multi-stack sliders vs. accordion doors: for indoor-outdoor space, it's not just a look, it's a real estate question.

Sliders stack & disappear without swinging into the room, so you're not losing kitchen space to an open door.

You can even screen them. Small decision, big impact on how the space actually functions day to day.

The Humboldt St. Project. We kept the red brick & layered cedar shingle above it, so the addition reads as part of the house, not on top of it.

Inside: a steel & walnut staircase, blue cabinetry against walnut butcher block, reclaimed wood in the primary bath, a built-in window-seat workspace. Old bones, new life.

A few details we’re proud of, across projects.

A limestone hood over a full-height quartzite backsplash. An arched stone niche lit from within. A terracotta vessel sink against chevron grasscloth. A shower with an arched alcove & room for two.

All materials chosen intentionally, and crafted individually.

“I thought this was just cosmetic...”

That’s often where the permit conversation starts. Changes to structure, electrical, plumbing or life-safety systems may require permits, even when the finished result looks like a simple update.

In Denver and Boulder, the scope of your project determines the review process. Understanding those requirements early helps you plan a more realistic timeline.

This is where design-build makes a difference. The team designing your renovation also handles permit submissions, responds to review comments, and brings the plans to life. That means fewer handoffs and clear accountability from the first drawing to the final detail.

"Communication has been like nothing we've experienced."
-One of our homeowners, on working with Factor from design through construction.

Daily project manager on site. Regular updates and photos, every step of the way. This is what "partner in construction" is supposed to look like.
